Renting your home can be a great alternative to selling right now. Some home sellers need to rent their home out for a variety of reasons, like job promotions, family related matters or relocation to a new area. Whatever the reason a homeowner decides to rent can be well worth the trouble for some. Renting allows homeowners to off-set monthly mortgage expenses. Even if you don't receive enough rent to cover your entire mortgage payment, paying a small amount of negative cash flow every month is better than having to pay the entire amount. Find Tenants-
We can help homeowners quickly find tenants for their property by using our current database, along with our many advertising and marketing resources.

Tenant Screening-
We screen potential tenants by performing background checks, previous evictions, credit checks, employment and rental history prior to approving them to rent a property.

Property Management- ( this service is optional )
-Collect rent each month and mail or deposit rent money into the homeowner's account
-Deal with the entire eviction process ( if applicable )
-Handle all maintenance issues
-Perform property inspections
-Handle all communication and issues with tenants

Fees-
Finding Tenants:
We charge the standard fee of one month's rent to secure a tenant. This covers advertising and tenant screening fees, as well as a commission fee that must be paid if another real estate agent brings us a tenant as a result of listing the property on the MLS.

Monthly Property Management Rate:
If we are able to include our management fee with the rent, our monthly service is free. However, it depends on where the home is located and the current market rental rates for the area. If we are unable to add to the rental fee, we charge $75 a month for management services. We also offer a flat fee rate for owners with multiple properties.
